Dart admits to canal plans

ETH-Bridge.jpg(CNS): Cayman’s largest developer and investor, Dart Realty, has said that it does have plans to connect the new resort it intends to build on the site of the former Courtyard Marriott to the existing system of canals in the area. Although no details of the proposed waterways have been released, speculation that future canals could be dredged to connect the North Sound to Seven Mile Beach have been confirmed. The admission comes on the heels of news this week that Dart has signed an extended agreement with government over the West Bay Road projects.

As construction work on the Esterley Tibbetts Highway Extension continues, NRA officials who are said to be supervising the road building being undertaken by Dart said that Jairam Building Contractors were installing arch units for a bridge on the section of highway between Raleigh Quay and Yacht Drive that would allow current or future developers to connect the existing system of roads and canals.

A spokesperson for Dart stated that the group had always planned for a bridge to be included on the ETHE to allow future connectivity to theredeveloped Marriott or other hotels that may be developed in the area but there would be no drawbridge for mega yachts. 

“The bridge will allow pedestrians, golf carts and, subject to normal planning approvals for waterways, boats to travel under the ETH.  The bridge is similar to the one at the Ritz-Carlton, except that it is slightly higher. Despite speculation, there is no drawbridge being installed,” Dart said.

Meanwhile, an addition to the agreement signed in December by the NRA, the government and Dart has now been completed. The changes to the original agreement, which was placed in the public domain by CNS recently, have been made as a result of a review undertaken by consultants PricewaterhouseCoopers. This final deal, however, has not yet been made public and CNS has not yet been able to obtain a copy of the new deal.

This is only part of a larger agreement that the Dart group and government are still negotiating, which will not only include crown  land swaps along Seven Mile Beach, West Bay and Barkers but the closure of the dump in George Town and the construction of a new landfill in Bodden Town. It is understood that government is hopeful of completing negotiations for the major agreement before the end of next month.

With the addition to the controversial Dart deal, it is understood the company now plans to start work on the new hotel and will, once the relevant part of the bypass is completed, be closing the West Bay Road, despite the continued opposition to the closure of more than 4,000 feet of the coast road.

    Guys – this hasgot to stop. It is utter nonsense. We should be thinking ourselves lucky that we have someone like Dart who is willing to invest so heavily and enhance our island for years to come. Caymana Bay is an awesome development that is the envy of the Caribbean and I for one am delighted he’s stepped in to save the courtyard Marriott and enhance and develop what could be an important area for future tourism and hence jobs/money for our people.

    I’m very happy for freedom of speech, but I feel at times we bash each other and those that do good for our community too much. Lets join together and enjoy what I’m sure will be a great development.

      What you don't seem to realize is that many of the people who contribute to CNS are simply very angry people that enjoy applying the "poison pen" to local people as well as Expats. They use this forum to vent their anger and frustration at life. Just reading the posts show how obvious this is, these people are not at all constructive simply hostile.

      Well I guess West Bayers can now really claim "you need a passport to come down here". Cuz, guess wha? With this canal they will certainly be cut off fromthe rest of the island now! But I hope they got a contract that gives them permission to be evacuated by DART and his planes and boats when hurricane hit and they can't get to town because the SMB road is floodied and/or the bridge gets slammed from the Northsound. XXXX

      I understand this view and agree it would be nice to have another developer aside from Dart, but we have to be realistic. Is there a space for another billion dollars of investment and as far as I am aware anyone who wishes to would be welcomed with open arms, albeit with proper safeguards. The bottom line is that I would rather have one developer pooring billions into the economy than none at all. And what if Dart does decide to go somewhere else, which I hope he doesn’t – he can’t take caymana bay and the courtyard marriot with him nor the economic investment he’s already made. It’s a fantastic legacy to be enjoyed for generations to come.

    My only concern is for the environment and what this would do to hurricane protection. Developers destroyed the wetlands that protected against a Katrina being so devastating. Just want to read a study that our reefs will remain healthy. Without them, another Ivan will wipe us out entirely. Also, what of the flora and fauna? Has there been a study of the impact on our natural diversity or do we even care? Please report on these, CNS

    Good for you dart! Its about time we opened up our pristine white sand to the merky water and pollution from that leaky-dump of ours. Trade winds blow from the east my friends, that canal is going to create a nasty & muddy estuary right on our front doorstep….as well as all the sharp-teethed marine life in the sound that will have access to public beach when your kids are swimming around 😉

    COME ON CNS!  Dart clearly said in the Compass and separately elsewhere that there will be no canals entering from SMB.   Why are enciting this?  

    Camana Bay has become such a lovely community, eco-friendly and unique, and doubtless this new development will be similar.   Dart has invested so much money in this community, and has also funded parks, children's sports teams, amongst other.

    Stop fear mongering.

    We flock there in droves on the weekend to take our photos after church (aaaaaaaa-men!) or to use as a setting for our wedding day shots and celebration of special moments. (Fear not sister islanders – as you too will soon be privy to his wonderful gifts to your community.)

    God bless the generous, considerate and selfless entitiy known as Dart Enterprises!

    Otherwise, where would we be able to take photos on this island paradise and not to mention dine and shop in overpriced restaurants and shops?

    Clearly we the people are benefiting greatly from his gracious presence in our isles.

    Sure a bunch of local businesses have closed down, public roads and land been rerouted and regazetted, and traditionally held jobs have been outsourced to the newly insourced slave labour. However, when you have the dosh to run a conglomerate at a loss and wait out the slow, painful death of your competition, such things are to be expected.

    Furthermore, everything he is doing is completely legal as our progressive government(s) have wisely opted against introducing fair trading practices legislation …  after all, such things only get in the way of "progress"!

    Bless this wonderful man … in fact, I say we hand over complete developmental control to Dart Enterprises.

    Anyway, gotta run – need go press ma' shirt for church tomorrow … you know pictures takin' afta'wad! See unna out dey!!

              My land is not worth 5 million dollars but it means a lot to me because it was passed down through family from the original settlers of the Cayman Islands.  I was unlucky in that my grandparents died before I was born but I will always have a little part of them in the piece of land that they toiled on.  The value keeps going up every year as it is in a good location.

    What everyone so upset about? When Dart bought the land by the dump and put MILLIONS of dollars into the CI gov’t, where were all the millionaire Caymanians competing with him to buy that land? Oh wait! NOT ONE CAYMANIAN wanted anything to do with that land! Sure Dart is making money, but he’s not the only wealthy man on the island. We just don’t know any other names because they haven’t built THEIR parks yet!!! Oh, but if you want to find them – their sipping cocktails at Camana Bay while their children play at CIS! LMAO

      The issue here is not Dart and him spending money on the island. The issue is why do they feel they have to hide the fact that they are putting in canals until it becomes so obvious that they HAVE to admit it? If they were up-front about this, most people would not be so suspicious of their motives. Why not justsay from the beginning that they were doing this?

        15:04, Its called reading the fine print, you should try it sometime, I did and thus knew of the canals, these are the same as the canals that  form part of that entire stretch of coast line from the Hyatt all the way up to West Bay.       The problem with waiting is when we find out it is too late.  Dart wants this all done and dusted before Mac is out of control after the May election.  We will not know  the full facts on this travesty until it is done and too late.

      The opposition also knows this that is why they are being quiet on it.  They know that if they win in May they will have to answer to Dart also.

    Any truth to the rumor that a group of older Caymanians have posted a reward for the return of a small island, which may have been lost somewhere in the North West Caribbean. Apparently it is flat, about 25 miles long by 8 miles wide, with a coral sand beach at the Western end.

          There was nothing innocent about selling out for fists full of cash.  They didn't mistake anything because all they saw were dollar signs. 

          And guess what?  If Caymanians hadn't done that, this place would be one of the poorest of Caribbean countries because it has virtually no natural resources except for a very modest amount of land.  So, if you look at it in that regard, Caymanians were brilliant to leverage what meager assets they had and parlay it into one of the richest countries in the region. 

          The Caymanians who boo-hoo about how foreigners tricked them into selling their souls for cash need to realise that without those investments, they'd be living like people in most of the other Third World countries in the region instead of being spoiled rotten whingers who think the world owes them a life of luxury.

They sold their beach land and any other land they got money for.  No one held a gun to their head…this has been going on for quite sometime…do you think Caymanians own those hotels on seven mile beach??? That land was owned by Caymanians and the mighty dollar ruled over…so don't start with the crap Caymanians mistook anything….I am sure they knew what it meant when they turned the title over to the new owners and they received a cheque for a deposit into their accounts…you want to blame someone on what has happened to your little Island??? Blame the people who sold it out from you!!!! I will spell it for you…CAYMANIAN!!! You allowed Dart into your little country and buy everything he could up.  I don't like it but every rule that was in place to protect this Island was bent for him and the Ritz!!!     A bit alarmist don't you think? According to the compass the person you are quoting goes on to say the canal would not connect North Sound to SMB…

      What purpose the DOE serves?  Can we have that department closed and save some money?  Get rid of the Minister who has dragged his feet on putting forward the law, in order for all the DART deals to happen. 

      This developer goes to sleep and dreams and the government approves.  No planning approval needed. The Caymanian draws a plan for a pig pen and planning approval takes half a century if it is approved.  Why do we have two or three processes for one class of people and for the elites there is none.

      When is the TCI coming to Cayman?  Is it today or tomorrow?

    Thanks to the UDP, who have sold us out stock and barrel to DART.  I hope that their followers understands what the UDP is all about.  One man can do whatever he wants in these islands but the natives are not able to get a plan passed through the Planning Dept without hiccups here or there.   The government passes it to him on a golden platter.

    If we are not on reservations by May 2013,  my only hope is that  the voting public with do this country justice, by voting for CHANGE in representation.  Not for sale, but for true, honest, and fair repesentation for the three (3) Cayman Islands.  Keep christianity out of the process.

    A road thru landlocked property creates one set of land value appreciation; however for Dart to get a road AND a seties of interconnecting canals which connects North Sound to a hotel or SMB (without any coastal works application or licence) means Dart has created a massive tract of waterfront property.

    This quaruples the value of the property given to Dart, in return for a paltry $5m.

    Dart now has a massively appreciating provately owned development with waterfront lots to both North Sound AND Seven Mile Beach.

    The bridge and Marina basin substantially increases overall values in addition to multimillion dollar concessions.

    Cayman sale is essentially complete.

    The attitude of the UDP government and the Developer in refusing to provide any explanation, concealing documents (agreements, the KPMG report, FCIA and NRA Agreements) is incredibly disrespectful.

    We demand a full explanation from McKeeva, and the collectively responsible Ministers and backbenchers.

    Who is responsible for negotiating this 'deal' (they clearly got outmaneovered by Dart) and why hasnt the KPMG report being kept from the public?

        Let me ask you this:  Do YOU feel represented?   Did you have a say in any of these projects?   Do you know the entire scope of this project, or will you have to wait like the rest of us to find out what we gave away this time?  

        I have no problem with development;   I have a problem with resources being given away in exchange for something shiny and fleeting;  I have a problem with our children's future being sold out from underneath them for poor value.

    Is this really news?  I don't see any problems or concerns with what Dart is doing in relation to the bridge.  CNS – you're trying to create a stir where none exists.

    Why don't people leave the man alone with the work he is doing.  It is adding beauty and prestige to the area and the island.  I believe when this project is completed it is going to be beautiful, then every one will be riding on top and underneath of it.   We need to give it up now, because sincerely everything that I have seen the Dart realty do on the island is for the better.  But of course no one cannot tell me that is it not pure jealousy of other developers on here.  My comments to that is this"They had the opportunity" and they treated the Cayman people like dirt, they built nothing, developed nothing, but a hotel or guest house to put money in their own pockets.  I support Dart realty, and I always will.  Caymanian to the bone.

      Because it’s not really about developing your beautiful island…it’s about control and making money and the never ending power struggle.

      The people of the Cayman Islands will keep spinning their wheels, while these people make all their money…they are using you to get what they want. And the government has decided “if you can’t beat them, join them” so they can get a little piece of the action, or at least “think” they are while in office.

      It just depends on your perspective.

    If and when ANYONE thinks that they will connect the north sound to the west bay beach(for easy access from west to north)they had better be able to run and hide.I am talking about a canal through and over the west bay road and across the beach..If the Cayman people allow this to happen they will deserve what the concequences will be and trust me they will be harsh and devastating to the economy of these islands.For some obscure reason( I am sure its all a mental problem)our Govt forgets all about our fragile environment and again I warn them that w/out this tourism product we have NOTHING.Dream on folks about the almighty dollar bill and what it will do to benefit a certain few.

    Sorry, I normally really like CNS but I really feel this is not good reporting.  They clearly stated that this would allow for future development which could possibly include canals but at no point do they say that canals are certain.  Report on facts not opinion or inferance.
